By this time of year, most people are back into the swing of things. Christmas, New Year's Eve and summer holiday celebrations are fleeting memories, as people turn their attention from festivities to setting and achieving their goals – and for many, this includes buying property. 

And with the approach of the end of the financial year, this can help nudge buyers into a quicker decision if they are hoping for tax concessions, lower moving prices or quicker transactions.

Buyers tend to be more serious

Unlike the feverish atmosphere of the warmer season property markets, where open homes can attract curious members of the public with time on their hands, the cooler months tend to attract more serious buyers. 

With the holidays well and truly over, potential buyers have had the time to seriously plan, research, budget and strategise to secure their new homes. Spring and summer vendors are now ready to move which further boosts the pool of serious buyers. 

Fewer competing properties 

With many vendors subscribing to the belief that spring is the best time to sell, this can lead to market oversupply as properties flood the market from September to December. 

By autumn, however, the influx of real estate stock lessens, and the market tends to level out. Fewer properties help drive buyer competition, maximising a vendor’s chance of achieving the best sale price possible. 

Fine weather

At this time of year many parts of Australia enjoy ideal weather, thanks to clear skies, pleasant temperatures and low humidity. This makes the process more comfortable for all concerned, with vendors able to comfortably prepare their properties while buyers benefit from cooler temperatures when traipsing to inspections and attending auctions. 

Enhanced curb appeal 

Deciduous trees start to come alive with colours at this time of the year, embellishing Australian streets and backyards with pops of yellow, red and orange amid evergreen foliage. Resulting in colourful displays which amp up a property’s curb appeal with buyers compared to other seasons.

With the Easter holidays and Anzac Day just around the corner, it’s worth remembering this can create a lull in the market. Many vendors will avoid listing close to these public holidays – their proximity to each other, coupled with the school holidays, can see potential buyers leave town for extended periods causing the market to slow.   

While there are definite upsides to transacting property at the moment, ultimately, there is no good or bad time to buy or sell; there’s only the right time for you.
