How to lease during COVID-19.

Can I still lease with Belle Property?

I have a holiday home, can Belle Property help?

Yes! Right now, there are restrictions on travelling so now is the time to work with an agent who can help you with holiday and permanent rentals. You can easily move your property between Belle Property and Belle Property Escapes, depending on the time of year and the environment. You are not locked in to having just a holiday rental or a permanent rental.

Are routine inspections still being run?

Until further notice, face-to-face routine inspections will be put on hold. This doesn’t mean we aren’t able to complete them though. As an industry leader, we are well placed to work with our tenants to continue routine inspections virtually, whether it be over FaceTime, WhatsApp video or another kind of video technology. Chat to your local agent or property manager about what is possible in your area.

Are you still able to market my rental to tenants without open homes?

Our usual approach to superior property marketing remains in place. We will still be using high quality imagery to give tenants the best view of the home.

  • If the property is vacant – We will conduct a video tour of the property that can be uploaded to the current marketing or shared with individual prospective tenants. This will be at no extra charge to the property owners.
  • If the property is tenanted – Prospective tenants can pre-apply for the property to reduce the numbers of private inspections and protect current tenants and agents. To ensure all are safe in these proceedings, strict health and safety measures will take place prior to any inspection.

Are property managers still contactable and available for meetings?

Yes, we are still open for business, however we will be conducting most meetings over the phone and via video conference plus you can communicate with us via email. Most of our teams are now working remotely, but please know your property manager will always remain contactable.

As a landlord, do I have an obligation to be subsiding rental payments?

At this stage, there has been no official advice from the Government regarding rental payments, so we are continuing to follow legislation. There has been a lot of discussion in the media around tenants requesting reductions to their rent. If we receive a request like this from a tenant, we will seek evidence of hardship and details of what action they’ve taken to support their situation before making the request.

Please be assured that we will do all that we can to protect both our landlords and tenants. We will be in touch with owners before any action is taken.

What is the process for ingoing and vacating tenants?

If a tenant is due to vacate, the process will be as normal, we will be ensuring we adhere to all relevant health and safety regulations. If a tenant wishes to postpone vacating the property, and there is no reason that they must leave, we will work with the landlord and the tenant to find a mutual solution.

For tenants that are moving in, we can send all documentation electronically and we will still conduct our signup appointment via video. If you have any further questions about ingoing and outgoing tenants, contact your property manager to discuss directly.
